Brick & Tile Manufacturing in Germany industry analysis

The turnover of manufacturers of ceramic building materials has fallen by an average of 5.4% per year over the last five years. Economic developments in the construction industry have a direct impact on its suppliers, which include industry players. During the coronavirus pandemic, the construction industry was a key pillar of the German economy. The warehouses of companies in the sector were empty, some orders could no longer be accepted due to the immense capacity utilisation and the profit margin increased. However, there was no sign of this in 2023, as the combination of a sharp rise in construction and financing costs left its mark on residential construction in particular, as expected. Since then, the development of the construction industry has been increasingly characterised by restraint and uncertainty, which led to a fall in the number of building permits for homes, particularly detached and semi-detached houses, which are important markets for the brick industry, in 2023. This reluctance to place orders in the construction industry led to sharp declines in production and sales in the brick and tile product category. The slump in demand for building materials continued in the following year, causing industry turnover to fall. The industry companies and their associations are hoping that the measures announced by politicians to accelerate housing construction will quickly take effect and that there will be a slight recovery in industry sales. However, after two challenging years with some significant slumps in turnover, turnover is expected to fall again by 2% to €2.8 billion in 2025, with the continued high cost of materials and labour likely to put pressure on the profit margins of the mostly medium-sized industry players. In the next five years, the development of the industry is likely to improve only slightly. The decline in building permits, incoming orders and turnover in the main construction sector is likely to result in reduced construction activity and demand for tiles and bricks in 2026. Total sales are likely to increase by an average of 1% per year over the next 5 years and are expected to be just under €3 billion in 2030. Manufacturers are trying to counteract the threat of declining sales and improve their own positioning as climate-friendly building materials by investing in environmentally friendly production processes. For example, many producers are investing in bricks with integrated insulating materials or in modern solar roof tiles. The numerous refurbishment and renovation activities on the German market could also provide an upturn. In addition, consolidation trends and a slight decline in the number of companies in the sector are expected in the coming years.

Trends and Insights

  • The transformation towards climate-neutral production is one of the biggest challenges facing the building ceramics industry. The use of renewable energies, more efficient firing technologies and production optimisations have enabled CO2 emissions to be reduced by 40% compared to 1990 levels.
  • The US tariffs on ceramic components from Germany are likely to lead to price adjustments and worsen the competitive position of German manufacturers on the US market. Manufacturers from the USA, Canada and Mexico are likely to gain market share from German producers on the US market due to favourable trade agreements under the USA-Mexico-Canada Agreement.
  • The southern region is a convincing location due to its raw material deposits and proximity to important export markets. Bavaria and Baden-Württemberg together are home to the largest share of companies in the industry.
  • Competition within the industry is very strong. Although there are some distinguishing features in terms of product quality, these only play a role in rare cases. A much more important purchase criterion for consumers is the price.

Industry Statistics and Trends

Market size and recent performance (2015-2030)

Industry revenue has declined at a CAGR of 5.4 % over the past five years, to reach an estimated €2.8bn in 2025.

Trends and Insights

The weak construction sector poses structural challenges for the building ceramics industry

  • The construction industry in Germany is in a tense situation. The combination of high interest rates and increased prices for building materials caused the number of new homes built in 2024 to fall by 14% and the number of building permits by 17%. The German Construction Industry Association does not expect a rapid recovery in 2025 and 2026 either, as the cost burdens and reluctance to make investment decisions remain at a high level. Particularly in large cities, where the demand for flats is greatest, larger residential complexes with a smaller proportion of structural ceramic materials will be built. In contrast, demand for detached and semi-detached houses, a traditionally important sales market for the architectural ceramics industry, remains at a low level.

Trends and Insights

Decarbonisation is shaping the future of production in building ceramics

  • The transformation to climate-neutral production is one of the greatest challenges and at the same time the central task for the future of the German building ceramics industry. The industry has managed to reduce its CO2 emissions by around 40% since 1990, among other things through more efficient firing technologies, the use of renewable energies and the digital optimisation of production processes. Industry companies are increasingly investing in electrification, photovoltaics and process innovations in order to respond to regulatory requirements and increasing demands from building owners and investors.
