This corresponds to a decline of 1.5% compared to the previous year. Over the entire period from 2020 to 2025, industry turnover fell by an average of 1.5% per year. Until the outbreak of the coronavirus pandemic in 2020, the industry benefited from the European Central Bank's low interest rate policy and the associated positive development of the construction industry, but wholesaler sales fell noticeably in the years after 2022.The industry is not characterised by product innovations. Its earnings situation therefore correlates strongly with the development of the demand markets. The main customer of the wholesale trade in building materials is the construction industry. In the last five years, the high demand for housing has led housing construction companies in particular to demand more building materials from wholesalers. The outbreak of the coronavirus pandemic in 2020 only had a short-term impact on this trend. In 2021, bottlenecks in global supply chains caused purchase prices for building materials to rise significantly. Despite these cost increases, demand from the construction industry remained high. Wholesalers capitalised on the market situation by passing on the increased procurement costs in full to their customers and subsequently increasing their sales and profit margins to an exceptionally high level. In 2022, the Russian attack on Ukraine triggered an energy crisis in Europe, causing energy prices to rise sharply. The resulting high inflation prompted the European Central Bank to end the zero interest rate phase that had been in place since 2016 and significantly increase the key interest rate. Residential construction in particular, the most important sector of the construction industry, saw a sharp decline in incoming orders and building permits as a result.For the period from 2025 to 2030, IBISWorld expects average growth of 2% per year and industry turnover of €88.6 billion in 2030. Due to the rise in interest rates, fewer residential construction projects are likely to be realised in the coming years despite the continued high demand for living space. This decline in demand is unlikely to be offset by construction work on existing properties and developments in other construction sectors and will therefore limit growth in the sector.

  • Despite ongoing challenges, the construction industry in Germany is facing a moderate improvement in framework conditions. In June 2025, the European Central Bank lowered the main refinancing rate again to 2.15%. This interest rate cut makes it easier to finance new projects, makes investments more attractive again and could stimulate residential construction, which would benefit the wholesale trade in wood, building materials and sanitary ceramics in the medium term. According to the Central Association of the German Construction Industry, the number of completed flats is expected to fall to 225,000 units in 2025, while the Federal Institute for Research on Building, Urban Affairs and Spatial Development estimates that 320,000 units will be needed each year. However, only 172,100 new-build flats were approved in 2024 and the average duration of 20 to 24 months from planning permission to completion further exacerbates the situation.
